Land Clearing & Site Work in Manteo, North Carolina

Manteo sits on Roanoke Island, eight miles long and two miles wide, held between the Roanoke, Croatan and Albemarle sounds. It is worth being precise about this: Roanoke Island is not a barrier island. It is buffered from the Atlantic by the Outer Banks, and it behaves like real land rather than a sandbar. The town wraps around the harbour at Shallowbag Bay, the North End runs up toward Fort Raleigh and the Elizabethan Gardens, and NC 345 carries south to Wanchese and its working fishing harbour.

That difference matters on the ground. The island’s North End holds Wagram, Wakulla and Pactolus soils — genuine agricultural ground that grew corn, peanuts, grain and melons from the nineteenth century onward, with Wakulla the most rapidly permeable of the three and Pactolus the least. Land clearing services in Manteo therefore mean something closer to what they mean on the mainland: real wooded and open parcels with buildable soil beneath them, rather than the narrow dune lots of the beach towns. The edges of the island are another matter, running to marsh and muck.

Albetuck Land Development works out of Jarvisburg, down US 158 and across the bridge, and has been on Roanoke Island jobs for years — clearing and mulching lots on the North End, setting septic systems, and handling pads, drives and utility trenching for both homes and businesses. Clay Newbern grew up in this work; his father’s company, F&H, was doing site work, clearing and septic across this coast back in the 1980s.

Land Clearing Contractors in Manteo

Roanoke Island has what the beach towns have largely run out of — clearable ground with real soil under it. The North End in particular carries wooded and formerly farmed parcels on Wagram, Wakulla and Pactolus soils, and clearing there is closer to mainland work than to barrier-island work. We clear building lots and driveway corridors, take out brush and stumps, and haul the debris off. Nearer the sound edges, where the ground runs to marsh, we walk it carefully before quoting.

Services include:

Skid steer removing sod and grading for site prep in the Northern Beaches, NC

02 / 06

Forestry Mulching in Manteo

Mulching works well on Roanoke Island’s overgrown parcels — old field edges that have grown back in, wooded lots being opened for a build, and property lines that have disappeared under scrub. Grinding the growth in place avoids a burn pile and avoids trucking debris off the island entirely, and on the more permeable Wakulla ground it leaves a mat that holds moisture rather than letting the surface dry and blow.

Services include:

Land clearing and grading on a wooded lot in the Northern Beaches, NC

03 / 06

Septic System Installation in Manteo

Septic on Roanoke Island splits by where you are. On the North End’s better-drained soils a conventional system is more often viable than anywhere in the beach towns; nearer the marsh edges, and through the wet months when the Dare County seasonal high water table can rise to within twelve to eighteen inches of the surface, the design shifts toward fill or pump systems. Conveniently, the permit office is right here — septic permits for Roanoke Island and Manteo are issued at the Dare County Administration Building on Marshall C. Collins Drive. Albetuck runs the full sequence and installs the system.

Services include:

Septic tank being installed in a residential yard

Site Work & Excavation in Manteo

Manteo is the Dare County seat and Roanoke Island carries a working marine industry at Wanchese, so the site work here runs beyond residential. Pads, drives, ditching, utility and water line trenching and finish grade for new homes on the North End; access, drainage and utility work for commercial and marine-trade properties down NC 345. Note that non-residential projects proposing 10,000 square feet of built-upon area in Dare County can trigger a State Coastal Stormwater Permit — worth knowing before design, not after.

Services include:

Track excavator making a deep cut in rocky soil

05 / 06

Demolition in Manteo

Downtown Manteo has more than a hundred restored historic buildings, and around them decades of ordinary building stock that eventually reaches the end of its life. Albetuck handles residential and light commercial demolition, outbuilding and deck removal, and concrete slab and driveway breakout, then hauls the debris and grades the lot. Work near the historic district needs a lighter touch and tighter access than a beach-town teardown, and we plan for that.

Services include:

Excavator demolishing a structure in Jarvisburg, NC

06 / 06

Sand, Rock & Material Hauling in Manteo

Albetuck runs its own sand pit, so material for Roanoke Island jobs does not wait on a third-party supplier or a bridge backup. Fill dirt, sand, gravel, crusher run and rock delivered and spread — for pads on the North End, drives across the island, and bulk material for contractors working downtown or at Wanchese.

Services include:

Loader filling a dump truck on an excavation job in Jarvisburg, NC

We Know This Ground

Local Expertise in Manteo — We Know This Ground

Roanoke Island is eight miles long and two miles wide, bordered by the Roanoke, Croatan and Albemarle sounds, and buffered from the Atlantic by the Outer Banks rather than exposed to it. That makes it a different working proposition from the beach towns. The North End holds Wagram, Wakulla and Pactolus soils — real agricultural ground, farmed for corn, peanuts, grain and melons since the nineteenth century, with Wakulla the most rapidly permeable and Pactolus the least. The marshier parts of the island toward the sound edges are the opposite case, and the transition between them can be short.

Our crews come down US 158 and across to the island. US 64 and US 64 Business run the length of the northern half and carry most of the commercial frontage; NC 345 heads south to Wanchese. The Virginia Dare Memorial Bridge brings traffic from the mainland over Croatan Sound and the Washington Baum Bridge links east to Nags Head at Whalebone Junction. We work the North End, downtown Manteo and its historic district, the residential streets off Queen Elizabeth Avenue and Sir Walter Raleigh Street, and south down NC 345 to Wanchese.

The work here is more varied than in the beach towns. There is genuine land clearing and mulching on the North End, where wooded and formerly farmed parcels still come available. There is residential septic and site work throughout. And there is a commercial layer that does not exist elsewhere on our Outer Banks pages: Manteo is the Dare County seat, and Wanchese Seafood Industrial Park at the island’s south end supports seafood processing plants, boat builders and marine trades that need access, drainage, utilities and pads like any other industrial site.

Permitting on Roanoke Island has one genuine convenience: the office is here. Septic permits for construction on Roanoke Island, in Manteo and on the Dare County mainland are obtained at the health department in the Dare County Administration Building, 954 Marshall C. Collins Drive, and CAMA applications go through the Planning Office at the same address. The septic sequence still runs site evaluation, Improvement Permit, Construction Permit, with three complete sets of building plans required. CAMA still treats land clearing and land alteration as development, so shoreline work needs a permit before the machines arrive. And commercial projects crossing 10,000 square feet of built-upon area can pull in a State Coastal Stormwater Permit on top.

Why Albetuck

Why Manteo Homeowners and Builders Choose Albetuck

Plenty of outfits will quote land clearing services in Manteo. Fewer can take a parcel from raw ground through septic and utilities to a finished, permitted, buildable site without handing you off halfway.

Born and raised in this work

Clay Newbern has been on job sites since he was five years old. His father’s company, F&H, did site work, land clearing and septic across this coast starting in the 1980s. Albetuck opened in December 2021 carrying the same trades and the same standards forward.

We know Roanoke Island is not a barrier island

The North End has real agricultural soil under it and the sound edges run to marsh, and the two need completely different approaches. Treating the whole island as beach sand is how jobs go wrong here. We read the ground before we quote.

Residential and commercial, same crew

Manteo is the Dare County seat and Wanchese runs a working marine industry, so the work here is not all houses. We handle pads, access, drainage and utility trenching for commercial and marine-trade properties as readily as for a new home on the North End.

Start to finish, one crew

Clearing, mulching, septic, grading, utilities, demolition, material hauling. Six to seven people who do all of it, so the schedule does not stall between trades and no one is pointing at anyone else when something goes sideways.

Nothing too small, nothing too big

An eighty thousand dollar septic system or a single lot that needs brush knocked back — both get a real quote and a real crew. Clay is honest about it: he has a hard time saying no. Estimates are free, and we own our own sand pit, so material does not wait on a supplier.

Questions

Frequently Asked Questions — Manteo, NC

How much does land clearing cost per acre in Manteo, NC?

It depends on what is standing and where on the island the parcel sits. A North End lot on Wagram or Wakulla soil under mixed hardwood prices differently from an old field edge that has grown back in with scrub, and differently again from ground near the marsh edge where access and water are the constraints. Because Roanoke Island has real acreage rather than narrow dune lots, per-acre pricing is meaningful here in a way it is not in the beach towns. We quote off a walk of the actual property, and the estimate is free.

Roanoke Island gives you a better chance of a conventional system than the beach towns do. On the North End’s better-drained soils a standard gravity system is more often viable, which is the cheaper outcome. Nearer the sound edges, and through the wet months when the Dare County seasonal high water table can rise to within twelve to eighteen inches of the surface, the design shifts toward a fill or pump system and the cost climbs. Dare County permit fees sit on top. We price after the site evaluation, because quoting before it is guesswork.

Right in town. For construction on Roanoke Island, in Manteo and on the Dare County mainland, septic permits are obtained at the health department office in the Dare County Administration Building at 954 Marshall C. Collins Drive. The process runs in three steps: a site evaluation by an environmental health specialist on a properly marked property, then an Improvement Permit requiring a scaled survey showing all planned improvements, then a Construction Permit requiring proof of an approved water source and two sets of house plans. Floor plans also need review by Dare County Health & Human Services, and three complete sets of building plans are required — one for the inspector, one for the job site, one for the contractor.

Possibly, and it depends where the parcel sits. The Coastal Area Management Act defines development to include any construction, associated land clearing or land alteration, so clearing alone can require a permit inside an Area of Environmental Concern. On an island two miles wide with sound on both sides, a great many properties are close enough to an estuarine shoreline to be affected — though the interior North End is less likely to be than the waterfront. Applications go through the Dare County Planning Office at 954 Marshall C. Collins Drive, or by calling 252-475-5849. We work that process alongside the job.

Yes. Wanchese Seafood Industrial Park at the south end of Roanoke Island supports seafood processing, boat building and boat service operations, and those properties need the same things any industrial site needs — access roads, drainage, utility and water line trenching, pads and material. We handle all of it. One thing worth flagging early on commercial projects in Dare County: a non-residential development proposing 10,000 square feet or more of built-upon area can trigger a State Coastal Stormwater Permit, which is better factored into the design than discovered during review.

Usually, and it is especially well suited here. A lot of Roanoke Island ground is old field edge and formerly farmed land that has grown back in with scrub and small trees, which is exactly what a mulcher handles best. Grinding it in place means no burn permit and no debris trucked off the island, and the mat left behind protects the surface. A typical one to two acre parcel of brush and small trees is a one to two day job; mature hardwood on the North End slows it down considerably.

We do, and it is careful work. Downtown Manteo has more than a hundred restored historically significant buildings, so demolition anywhere nearby means tight access, close neighbours and no margin for collateral damage. We take down residential and light commercial structures, remove outbuildings, decks and concrete slabs, haul the debris off and leave the lot graded. Any project touching a historic property should also be checked against town requirements before scheduling — worth resolving early rather than mid-job.
